David H. Sachs

David partners with clients on real estate transactions and addresses the business and personal matters which arise when deals become complex. He leads HMB's real estate group and has worked in-house with developers and investors.

David's clients trust that no matter how complex their projects become, they can depend on him for efficiency and practical advice while ensuring their unique needs and goals are always paramount.

David's core work involves:

  • Real estate transactions, including purchases, sales, leasing and financing for all types of real estate assets including industrial, residential, commercial and mixed use properties and developments
  • Advising developers, investors and other commercial businesses in day-to-day operations throughout acquisition, development, construction, financing and leasing
  • Advising both owners and lenders on their financially distressed properties, including workouts, consent foreclosures and deeds in lieu of foreclosure
  • Acquiring, exchanging, selling, financing and leasing vacant, improved and environmentally challenged properties
  • Counseling on business entity selection, organization and day-to-day operations including preparing and reviewing contracts and leases and assisting with vendor, customer and lender issues
  • Representing restaurant owners and operators in various aspects of restaurant operations including purchasing and selling existing restaurants, establishing new locations and licensing and endorsement agreements permitting the use of their names, likenesses and products
  • Establishing and advising in the operating of residential and mixed use developments
  • Advising landlord/tenant matters, day-to-day property management and construction issues, including negotiating and drafting contracts with contractors and architects

David's experience with corporate matters and litigation make him an asset for any person or entity with real property as a significant portion of their assets or growth plans. He handles commercial, industrial and individual litigation involving real estate contracts, property and construction disputes, landlord-tenant cases, foreclosure and mechanic's lien matters, creditor's rights in post-judgment, as well as bankruptcy cases and disputes between title insurance companies and policyholders.
