Real Estate Leasing

HMB's Real Estate Group has extensive experience with a wide array of leasing matters in office, retail and industrial transactions, and the team devotes a substantial amount of their time to commercial leasing matters in office, retail and industrial transactions.  We leverage our familiarity with the leasing market, with deal structure, and with the players, to assist our clients in achieving their business goals.  We understand that a lease is a long term relationship between landlord and tenant.  Due to our extensive financing experience, we also understand how a lease transaction affects the lender for both landlord and tenant and make sure to take our clients' lending relationships and requirements into account with each and every transaction.

Our team provides legal representations of institutional and entrepreneurial owners, as well as tenants.  We represent owners of hundreds of commercial properties throughout the country and represent tenants in all of the major markets (including Chicago, New York, Los Angeles and Miami).  We have represented landlords and tenants in numerous "big box" lease transactions.  We have also represented numerous owners and tenants of manufacturing facilities throughout the Midwest, including some well over 300,000 square feet. 

Our mission is to resolve issues efficiently while keeping our clients' business objectives in mind. We are known as "deal makers," not "deal breakers."  We are practical in our approach and focus on clarity and brevity in all of our documentation, as well as a fast response time on all drafting assignments.

We economically handle standard leases and lease amendments as well as sophisticated and complex lease transactions, including those that involve significant negotiation of issues such as lender subordination, equity participation and joint ventures. 

Besides representing landlords in negotiating leases, we also represent them in property management.  For example, we assist landlords in negotiating brokerage agreements, vendor contracts, telecommunications licenses and management agreements.  We also represent landlords in enforcing leases against tenants, including bringing eviction actions and appearing in bankruptcy proceedings.  On the flip side, we defend commercial tenants in lease disputes and eviction proceedings.
