Kristin L. Dunlap

Kristin helps real estate owners, developers and users think big while she focuses on the details so projects and deals get done right, on time and on budget. She is a partner in HMB's Real Estate group and concentrates her practice in commercial real estate and finance.

Kristin's core work involves:

  • Acquisitions, dispositions and financing of various property types including shopping centers, condominium properties, office buildings, multifamily apartment buildings, hotels, brownfield properties, distressed properties and raw land for development
  • Condominium conversions, new condominium developments and deconversions of condominiums
  • Drafting and negotiating lease agreements on behalf of both landlords and tenants
  • Drafting and negotiating loan documents on behalf of both lenders and borrowers
  • Counseling on tax incentive and savings programs available to real estate entrepreneurs in Illinois
  • Advising individuals and organizations involved in real estate activities such as property management, asset management, construction and brokerage
  • Integration of estate planning tools for asset protection, tax planning and generational wealth transfer

Kristin has significant experience in preparing City of Chicago Property Reports and has been involved in the structuring of several mixed-use residential and commercial developments as well as the successful acquisition, financing and conversion to condominium of numerous high-rise and mid-rise residential properties.

Kristin is a co-author of a Chapter in the Illinois Institute for Continuing Legal Education's Commercial Real Estate Handbook entitled Construction Financing From the Borrower's Perspective as well as a co-author of the article "Restructuring a Loan with a Third-Party Guarantor" which appeared in the July/August 2010 edition of the Journal of Taxation and Regulation of Financial Institutions.
